AI Lease Scan — Terms of Use

1. Nature of the Service
The LedgeBite AI Lease Scan is an automated document analysis tool. It uses artificial intelligence to identify and summarize clauses commonly found in commercial lease agreements. The output — including the Risk Summary, Annotated Clause Notes, and Negotiation Brief — is generated by software and has not been reviewed, verified, or approved by any human professional.
2. Not Legal Advice
The AI Lease Scan does not constitute legal advice, legal analysis, or a legal opinion of any kind. LedgeBite is not a law firm. No attorney-client relationship is created by your use of this service. The results of the AI Lease Scan should not be relied upon as a substitute for advice from a licensed attorney.
3. Limitations of AI Analysis
AI-generated analysis may be incomplete, inaccurate, or miss material provisions in your lease. The AI Lease Scan does not review every clause in your document, does not account for applicable local law, and does not evaluate the commercial reasonableness of any term. You should not sign, negotiate, or make decisions based solely on the output of this tool.
4. Confidentiality
Your uploaded lease document is transmitted securely and used solely to generate your AI Lease Scan results. LedgeBite does not sell, share, or disclose your lease document to third parties except as required to operate the service. Documents are retained only as long as necessary to deliver your results.
5. Payment and Refunds
The AI Lease Scan is a $299 one-time service. Because results are delivered immediately upon processing, all sales are final. Refunds are not available once your document has been processed and results delivered.
6. Acceptable Use
You may upload only documents you own or have authorization to submit for analysis. You may not use the AI Lease Scan for any unlawful purpose or to submit documents containing personally identifiable information of third parties without their consent.
7. Disclaimer of Warranties
The AI Lease Scan is provided "as is" without warranty of any kind, express or implied. LedgeBite does not warrant that the service will be error-free, uninterrupted, or that results will be accurate, complete, or suitable for any particular purpose.
8. Limitation of Liability
To the maximum extent permitted by law, LedgeBite's liability arising from your use of the AI Lease Scan is limited to the amount you paid for the service. LedgeBite is not liable for any indirect, incidental, consequential, or punitive damages arising from your use of or reliance on the AI Lease Scan results.
9. Governing Law
These terms are governed by the laws of the State of Connecticut, without regard to its conflict of law provisions.
